Santander Tower rises 50 stories at 1601 Elm Street, the glass-and-steel skyscraper once called Thanksgiving Tower. This is a 50-story, 197 m (646 ft) skyscraper rising beside Thanks-Giving Square in downtown Dallas. When it was completed in 1982 it leapfrogged Elm Place to become the second-tallest building in the city; one year later it was nudged to third by the completion of 1700 Pacific, and today it ranks as the 8th-tallest.
The tower was designed by HKS Architects and is owned and managed by Woods Capital, which acquired the building out of foreclosure in 2013 and launched a roughly $45 million repositioning campaign to revitalize the tower and surrounding areas. You can see why it’s tied into the city’s circulation: the building connects to the Dallas Pedestrian Network and the Bullington Truck Terminal. In 2020 it took the name Santander Tower after Banco Santander, and in mid-2022 its owners announced a plan to convert 12 of the 50 floors into 228 residential units, a response to post-pandemic housing demand and a weakened office market.
