Twelve South, named for 12th Avenue South, is the neighborhood you have entered, and it represents the urban revival that has reshaped Nashville's inner ring over the past two decades. Twelve South was working-class through most of the twentieth century — small brick bungalows and corner stores serving families in nearby factories and businesses. By the 1980s it had declined, with disinvestment and vacancy spreading through the commercial corridor.
The revival that began in the late 1990s transformed the strip into independent boutiques, restaurants, and cafes that became a model of the neighborhood commercial district Nashville had largely lacked. The neighborhood became a destination, real estate values rose sharply, and the displacement of long-term lower-income residents followed. 12 South's story is Nashville's urban story compressed into fourteen blocks: the city that was emptying out, then the city that became desirable faster than it could manage the consequences.
